Each living room is furnished with double sleeper sofa, coffee table, satellite TV,  dining table and 4 chairs, wardrobe, floor lamp and good lighting. The dining table is expandable and can double as a writing desk, and there is a phone line to connect your laptop to the Internet. All furnishings are modern and functional (from Ikea) and the 17th c. building adds it's historic feel with high beamed ceilings.  floor plans

The modern kitchenettes have  large fridge/freezer, sink and two burner stove top. Equipped with basic pots and pans, drip coffee maker, utensils, dishes and table ware, you can prepare breakfast and simple meals.

Amenities include satellite TV, telephone, washing machine, iron and ironing board, front door bell and intercom.

The 1 bedroom apartment is well suited for a couple, the bedroom has a queen size bed, the bathroom has a shower.

The 2 bedroom apartment is good for 2 couples, the main bedroom with queen size bed is comfortable and has an en-suite bathroom with shower. The smaller bedroom is just that, a small bedroom with the queen size bed taking up most of the space. The second bathroom with shower is only a few steps away, next to the living room.

Each apartment can sleep additional 2 people on the living room double sofa-bed. The sofa-beds are new and high quality and very comfortable even for full size adults, we've tested these beds ourselves.

For the summer time it's important to note that there is no air-conditioning. Palazzo Olivia, like all masonry buildings, stays naturally cooler than the outside air during the summer. The building is made with heavy masonry and has high ceilings, you can usually get some cross ventilation by opening the windows and there are movable electric fans in every apartment. April, May, June, September and October are typically delightful months in Rome, when neither heating or cooling is usually needed. July and August are normally the warmest time in Rome. For the colder months, central heating is individually controlled with a thermostat in each apartment, and the heating cost is included in your rental.

The building fronts a pedestrian street with the back of the building facing an open interior courtyard. In the center of the building is a light well, about 12 feet square. All living rooms face the pedestrian street with 2 large double pane windows. The 1 bedroom apartments have the bedroom window on the light-well. The 2 bedroom apartments have the smaller bedroom also with a window on the light-well and the larger bedroom and its en-suite bath both with windows to the courtyard in the back. floor plans
